Best Places to Live in East Tennessee (2026): A Local Broker's Picks
The short answer: for most people moving here, the best places to live in East Tennessee are Farragut, Maryville, Oak Ridge, North Knoxville (Powell and Halls), Lenoir City, Morristown, Sevierville, Johnson City and Chattanooga. Which one fits you depends on three things: where you'll work, your budget, and what you want to do on weekends.
I'm Mike Durham, Principal Broker at Keyo Homes. I've sold homes across East Tennessee for 10+ years, and these are the places I send people to look, plus the honest trade-off for each one. The population, home value and commute numbers all come from the U.S. Census Bureau, so you can compare the towns side by side.

1. Farragut: Best for an Established West Knox Suburb
- Who picks it: families and professionals who want a polished suburb in West Knox County
- Commute: about 22 minutes on average (Census)
- Why people like it: Farragut is an incorporated town with its own parks and greenways, Turkey Creek shopping next door, and quick access to I-40 and Pellissippi Parkway.
- The trade-off: it has the highest home values on this list, at a $583,400 median.
2. Maryville: Best All-Around Small City
- Who picks it: buyers who want a small-city feel, close to the Smokies and the airport
- Commute: about 23 minutes on average
- Why people like it: Maryville has its own city school district (Maryville City Schools), a walkable downtown, and McGhee Tyson Airport next door in Alcoa. The Townsend entrance to the Smokies is a short drive away.
- The trade-off: Maryville City Schools and Blount County Schools are separate districts, so two homes a mile apart can be in different districts. Check the address.
3. Oak Ridge: Best for ORNL and Y-12 Commuters
- Who picks it: scientists, engineers and anyone working at Oak Ridge National Laboratory or Y-12
- Commute: about 22 minutes on average
- Why people like it: you live minutes from the labs, Oak Ridge has its own city school district (Oak Ridge Schools), and Melton Hill Lake is right there.
- The trade-off: it's about 25 miles from downtown Knoxville, so a Knoxville job means a longer drive.
4. Powell and Halls (North Knox County): Best Value Close to Knoxville
- Who picks it: buyers who want more house for the money without a long commute
- Commute: about 25 minutes on average in Powell
- Why people like it: both are unincorporated, so homes pay Knox County property tax only, not city tax too. Powell's median home value is about $299,400, and downtown Knoxville is roughly 10 to 15 miles away.
- The trade-off: school zones split in surprising ways up here, so check every address. See our Powell and Halls high school zone guides, plus Living in Powell and Halls Crossroads.
5. Lenoir City: Best for Lake Living
- Who picks it: boaters, retirees and anyone who wants the water close by
- Commute: about 22 minutes on average
- Why people like it: Lenoir City sits on Fort Loudoun Lake, with Tellico Lake and Tellico Village nearby, and it's about 23 miles from downtown Knoxville.
- The trade-off: Loudon County is growing fast, so drive US-321 and I-75 at rush hour before you buy.

- The trade-off: tourist traffic on the Parkway in peak season. If you're buying to rent, read our short-term rental guide first.
8. Johnson City: Best Small City in the Tri-Cities
- Who picks it: buyers who want a college-town feel in upper East Tennessee
- Commute: about 19 minutes on average
- Why people like it: home to East Tennessee State University, with mountains and the Tri-Cities airport nearby.
- The trade-off: it's about 101 miles from Knoxville, so it's a different market, not a Knoxville suburb.
9. Chattanooga: Best Outdoors City
- Who picks it: buyers who want the river, climbing and trails inside the city
- Commute: about 18.5 minutes on average
- Why people like it: the Tennessee River runs through downtown, Lookout Mountain is right there, and EPB's city-owned fiber network is a draw for remote workers.
- The trade-off: it's about 112 miles from Knoxville, and part of the metro spills into Georgia, which has a state income tax.
How to Pick the Right Place
- Start with your paycheck. If you work in Knoxville, Oak Ridge or Maryville, stay within about 30 minutes of it.
- Check the city line. In Tennessee, homes inside city limits usually pay county and city property tax. Our Knox County Property Tax Guide shows how much that can add.
- Check the school zone for the exact address. Use our Knox County School Zones guide inside Knox County.
- Drive it at rush hour before you make an offer.
Best Places to Live in East Tennessee: FAQ
What is the best place to live in East Tennessee?
It depends on your job and budget. For most people relocating here, the best fits are Farragut for an established suburb, Maryville for an all-around small city, Oak Ridge for lab jobs, Powell and Halls for value near Knoxville, and Lenoir City for lake living.
What is the most affordable place to live near Knoxville?
Of the places on this list, Morristown has the lowest median home value at $181,100, about 42 miles from Knoxville. Closer in, Knoxville itself ($239,700) and Lenoir City ($252,400) have lower medians than Farragut or Maryville. These are Census figures reported from 2020 to 2024, so current prices run higher.
What's the best place in East Tennessee to retire?
Many retirees look at Lenoir City and Tellico Village for the lakes, Maryville for the small-city feel and airport, and Sevierville for the Smokies. Healthcare access, one-level homes and HOA rules matter as much as the town.
Does Tennessee have a state income tax?
No. Tennessee doesn't tax wages, so the bigger cost differences between towns come from home prices and property taxes.
How far are these towns from Knoxville?
Powell is about 10 miles from downtown Knoxville, Farragut about 15, Maryville about 16, Lenoir City about 23, Oak Ridge about 25, Sevierville about 27 and Morristown about 42. Johnson City and Chattanooga are each 100+ miles away.
