Homes for Sale in the Hardin Valley Academy Zone

Buying in Hardin Valley or West Knox County and want your kids at Hardin Valley Academy? Here's what trips buyers up: HVA pulls from five elementary zones, and four of them also send homes to other high schools. A Hardin Valley Middle address doesn't guarantee HVA, and some homes with Farragut and Karns addresses are zoned for it. Here's how the zone works, which neighborhoods go where, and how to check an address before you make an offer.

Which Elementary Zones Go All the Way to HVA

On current county maps:

  • Ball Camp Elementary: 100% go to HVA, but through three different middle schools (Hardin Valley, Cedar Bluff or Karns).
  • Cedar Bluff Elementary: about 83% go to HVA. The rest go to Bearden High.
  • Mill Creek Elementary: about 54% go to HVA. The rest go to Karns High.
  • Farragut Primary and Intermediate: about 25% go to HVA, through Hardin Valley Middle. The rest go to Farragut High.

The Traps: Middle School and Mailing Address

Hardin Valley Middle doesn't always mean HVA. About 92% of Hardin Valley Middle homes go on to HVA. The other 8%, in part of the Mill Creek Elementary zone, go to Karns High. That includes Reagan Landing, Highgate, Coward Mill, Burchfield Heights, Terra Vista, Hardin Fields, Magnolia Pointe and Pellissippi Village. See our Karns High School Zone guide.

Karns Middle can mean HVA. The Ball Camp part of Karns Middle goes to HVA, not Karns High. That includes Chips Crossing, Summer Place, Waynesboro, Jenkins Creek, Richland Colony, Canby Hills, Landmark, Andes Hill, Westop, Hawks Landing, Coventry and Brentwood.

A Farragut address can mean HVA. About a quarter of the Farragut Primary and Intermediate zone goes to Hardin Valley Middle and HVA, not Farragut High. That includes Twin Springs, Windsor Forest, Lovell View, Parkway Heights, Wrenwood, Towering Oaks, Boxwood Hills, Braxton Creek, Ridgeland, Lovell Woods, Chatham Ridge and Blackstone.

Cedar Bluff Middle is about 90% HVA. The rest goes to Bearden High.

So the middle school name and the mailing address won't tell you the high school. Always check the exact address with the Knox County Schools zone search before you write an offer.

Is the HVA Zone Changing?

No change to the HVA boundary has been announced. Three things to watch:

  • New Farragut elementary school: Knox County Schools is building a new K-5 school in Farragut, set to open in fall 2027, which will turn Farragut's schools into three K-5 schools. Zones for it haven't been announced, so if you're buying on the Farragut side of the HVA zone, the elementary school could change.
  • Mill Creek Elementary opened in 2023 to take students from Hardin Valley, Karns and Ball Camp Elementary, which is why Mill Creek is split between HVA and Karns High today.
  • More homes are coming. A rezoning request for up to 434 homes on about 108 acres in Hardin Valley is in front of the county. Planning estimated about 159 more students. See What's Coming to Knoxville.
